What to Know About Your Warranties: What’s NOT Covered

1. Bricks and Rocks
Expect bricks to have some color variances in mortar joints. Repeated cleaning of brick may damage intended finish. Cracks, surface chips, and white chalk-like substances are inherent in stone and brick and are not a sign of defect.
2. Cosmetic ITEMS
Caulk- Interior caulk shrinkage and molding separation is normal and to be expected. For best results, homeowner should re-caulk the interior and exterior areas regularly, especially wet areas.
Sheetrock repairs/Nail pops
Paint- If we have extra paint, the cans/ buckets will be left in your garage or attic which you can use for scratches and other cosmetic concerns for the interior. Warranty will use this paint should any repairs be required at your home. Please note that the builder is not required to paint, this is done as a courtesy and be advised that the paint may not match.
3. Concrete
Cracks, pitting, spalling (chipping), powdering, or scaling are likely to occur. These are cosmetic issues only and do not affect the structural integrity of the concrete.
4. Counter-tops
All counter-tops are thoroughly checked. Scratches, chips, or cracks not notated prior to your closing are not warrant-able. Engineered stone, granite, solid surface, and laminate topes must be protected from sharp objects, heat, and abrasives. Some markings may be apparent from the manufacturing process. Do not all water to stand on counter-tops seams. Damage may occur which is not warrant-able
5. Drainage
Maintenance of established drainage pathways is the homeowner’s responsibility.
6. Fencing
Fencing is not warrant-able.
7. Hardware Adjustments
Door handles can loosen. They can be tightened with a screwdriver in seconds. Be careful not to over tighten the screws.
8. Screens and Window Panes
Exterior windows are carefully inspected at your Woodland Homes Quality Control Inspection (WHQCI). Missing screens, defects, or damage not notated at the time of your closing are not warrant-able. Any items not notated at your orientation will not be covered under warranty.
9. Storm Damage
Damage to the home due to weather conditions including high winds, rain, floods, hail, and other natural weather occurrences is not warrant-able.
10. Landscape Package/ Landscaping
Any shrub, plant, tree, or sod is not covered under warranty.
11. Wood Decks
At the completion of the project, all decking boards shall be sized and fastened according to the appropriate building code. A warranty is not provided for wood decks. Pressure treated wood is used, but should be sealed according to homeowner preference to avoid damage.
12. Tubs and Showers
Tubs and Showers are thoroughly checked. Scratches, chips, or cracks not notated prior to you closing are not warrant-able.
13. Doors
All doors are thoroughly checked. Scratches, chips, or cracks not notated prior to your closing are not warrant-able. Doors will expand and contract, making them harder to open as the seasons change during your first few years in your home.
